Our weekly review of the listings of the local real estate agents, tracking those properties which appear to be driving the local price structure for the North Coast.

Every Monday, we look over the listing prices of the past seven days and outline the Top 10 asking prices in the area, providing a snap shot as to where the Real Estate market may be trending on a week to week basis.

Two new entries on our list of ten for the first week of April with properties on Borden Street and Heron Road making their way into our overview.

The ask price for the returning properties remained unchanged over the course of the week, while the bottom end of our list is now marked to the 457,500 dollar mark.

The shift in balance finds two properties For Sale found east of McBride, while the remaining eight properties from this weeks listings are on the west side of the city, the majority of them in the Graham Avenue area.

Blog Watching, Week ending April 3, 2016


Our April Fool's morning concepts of major development for Mount Hays certainly found an audience, with the tale of a proposed twin projects of gold mining and wind power generation on the North Coast's most famous land mark finding an engaged audience on Friday morning, the article in one day became far and away the most read item of the week.

As for news with a more concrete foundation on the North Coast, the moves by the City of Prince Rupert to sell some parcels of land in the Cow Bay area to the Port caught the attention of many, as did an update on moves from WCC LNG, the proposed developer of an LNG terminal at Tuck inlet which has now applied for a fifteen year extension to their export permit.

Readers also found much interest in our notes on the latest developments related to a fatal house fire on March 24th, with the Major Crimes Unit now handling the file.

And wrapping up our list of five on the week, a look at the newest in navigation aids for mariners approaching and departing Prince Rupert harbour.

However, the top item of the week was our creative writing exercise on mineral and wind energy development, fans of cryptograms might find the first letter of each paragraph of some help in determining the final notes on the issue.

Northwest Fire Centre urging caution with warmer weather arriving

The warm temperatures of the last week have given the Northwest Fire Centre cause to do some early education on the dangers of open burning, with officials encouraging the public to exercise caution with any outdoor burning activities this spring.

Noting that the spring season offers up dead grass and other vegetation which can provide the fuel for wildfires that are spread quickly as wind conditions pick up.

Key to any plans for an open burn in the region is the need to first check with local fire department or municipal officials and for those planning a large scale industrial burn, getting a burn registration number is required by contacting 1-888-797-1717

The province has also introduced a new fine structure today part of a tougher stand to protect communities across British Columbia from wildfire risk.

The Northwest Fire Centre offers updated information on wildfire situations through its twitter feed and Facebook page.

The early spring alerts are timely one, already there have been two new wildfires reported, both of them in the Cariboo region of the province. Both fires are believed to have been human-caused.

Taking Stock: North Coast Business Scene -- March 2016

Three months are in the books for 2016 and while we don't have a large volume of new businesses to share news about for March, there were some events and items of interest to make note of through the month that has just wrapped.

The City's food scene is expanding once again, with the Mexican creations of Mucho Gusto Catering starting to attract a fair bit of attention through their recent appearances around town.

Members of the city's Sports fishing industry took a message to City Council in March, looking for the City to take note of their concerns related to out of town charter groups that are gaining a footprint in the region. In a presentation to council a representative of the local industry noted that the out of town groups aren't following the same rules as those that are in place for North Coast based businesses.

March was also the month that the North Coast celebrated the success stories of 2015, as the Chamber of Commerce hosted its annual awards night early in the month, some background the notes of the last thirty one days can be found below:

Yet one more choice for local food fans has begun to gain some notice, as Much Gusto Catering expanded on their plans for the future with Mexican Food the latest option for North Coast food fans to enjoy.

A representative of Prince Rupert's Sports Fishery Operators appeared at City Council to outline concerns to Council members over the growing presence of out of town operators in the region.

March proved to be a busy month for the Prince Rupert District Chamber of Commerce, first through the annual awards show presentation, this year held at the Lester Centre.

That was followed by the election of a new Board of Directors for 2016 and the celebration of a new graduating class of Rising Stars, both events took place at a Chamber luncheon in March.

The Chamber also hosted an LNG Development event at the start of the month, featuring a range of speakers providing insight on the need for responsible growth in the region.

Northern Savings continued on with its tradition of giving back to the community, with the financial institution's GIVE program sharing funding for a number of community groups.

Province preparing to launch 75 million dollar BC Rural Dividend

The City of Prince Rupert, District of Port Edward, area First Nations and other local non profit groups and organizations will be watching with interest as the Province of British Columbia rolls out the first year of funding opportunities for the BC Rural Dividend.

The program will be launched starting April 4th, with applications for year one funding to be accepted until May 31st.

The three year program was first introduced to the Union of British Columbia Municipalities in September of 2015 and is designed to help rural communities with population under 25,000 to strengthen and diversify their economies.

“We promised to help manage the effects of rapid growth and share the wealth that comes from rural B.C. more fairly with the communities that create it. And thanks to the hard work of Donna Barnett and the Rural Advisory Council, we’re keeping that promise.” -- Premier Christy Clark introducing the Rural Dividend program on Thursday.

Among those that are eligible to apply for funding are local governments, not for profit organizations and First Nations. Single Applicants can apply for up to 100,000 dollars for community driven projects, but must contribute at least 20 percent of the total project cost.

Partnerships can gain access to a larger amount of money up to 500,000 dollars however, they must contribute up to 40 per cent of the total project cost.

Mount Hays may soon be a busy scene of industrial development with
twin projects possible for the south slope of the mountain

Alternative energy generation is soon going to meet mineral extraction, that if the plans of an Italian-French consortium prove to be workable for the North Coast.  Details of an ambitious plan are beginning to take shape following early indications that significant gold reserves could be found from below Mount Hays, a project which could provide for a range of benefits to the region in a number of areas.

Production is still a way down the line as MinérauxOrSciocco LPC prepares to begin exploratory work on the South Slope of Mount Hays later this spring, with the company rather excited at the prospects of what may be awaiting them deep inside the North Coast's most visible mountain range.

Rupertites have no doubt noticed an increase in helicopter flights criss crossing the mountain side, as survey crews have used specialized technology that MinérauxOrSciocco brought in from a similar project in the Italian Alps where the company has also discovered large reserves of gold. Follow up core samples have provided indications that the North Coast reserves could make the project feasible.

Interest in mining first started to percolate last year, as the international investment group behind the project made a quick stop over in Prince Rupert as part of a tour of Northern British Columbia mining interests, it was during that trip that the Italian-French group met up with Canadian investors from Canadian Chicane Wind hoping to move forward their plans to develop a wind farm on Mount Hays.

Looking for a way to kick start some old plans to generate electricity from the wind farm concept, CCW officials outlined how their plans for a string of wind turbines on Mount Hays could provide the required electrical generation capacity to power the twin pump design that MinérauxOrSciocco plans to use. A process which would both extract gold from Mount Hays and transport tailings. Any excess power generated could be directed to the British Columbia grid, should volumes allow.

Fracturing technology that has been modified by the Italian-French group will draw water from an intake location off of the Ridley Island Access road and transport it through a system of pipelines that will travel across the southern side of Mount Hays to the mine area entry point. From there, high pressure water will be pumped into a specially designed drilling system that will push the gold reserves into a collecting pen, from there the gold will be separated from the tailing's, with the latter pumped by pipeline to a reclamation plant/work camp to be developed upstream from the Galloway Rapids bridge.

Once the gold has been processed it will be delivered by trucks to a shipment point at a terminal location still to be determined, with MinérauxOrSciocco considering both existing shipment terminal locations in the region or the creation of their own terminal that could be developed on waterfront land near the Industrial Park.

Outlines of the proposed development are to be provided at an upcoming Open House for the project, with both the mining company and the wind power group at CCW looking to share the full scope of their concepts with the public. As well the timeline for the required environmental assessment process will be provided during the public information session.

Locals will remember that the concept of a wind farm for Mount Hays is not a new idea, the project dating back into the early part of this century.  The potential  of wind power generation was recently mentioned by Mayor Lee Brain, who during the course of the public engagement portion of the March 21st Council session, commented that the prospect of alternative energy is something that the City might have some interest in. Though he noted at the time that it's an expensive proposition and the city currently has more immediate priorities to deal with.

Should the the mining group move forward with their plans, funding for those alternative energy projects could in the end be self-driven by the financial returns from the mining activity that takes place. Benefits for the community could also be expected to be found from more than just economic results. In order to access the main area for potential development. As part of the development MinérauxOrSciocco intends on creating a network of roads that will make use of the current roadway that travels up the north side of Mount Hays from Wantage Road as the main entry point into the city. That improvement alone could open the old ski chalet area for tourist related development, with tourists for the most part oblivious to the mining taking place on the south side, with the exception of the occasional vehicle transiting around the mountain ridge roadways. Further information on the proposed development is expected to be released later today after the noon hour.
