In their invitation for experienced developers, the District provides the details towards the 7.25 acres of ocean view residential property available for development, with the District looking to partner with a develop to create what they describe as a high quality residential subdivision for the community.
The BC Bid package includes a ten page prospectus that provides extensive information for prospective developers for the Alder Avenue location, which could see up to three phases for development.

The information package also provides those developers with an interest in the proposed development with some background on the District's Strategic Plan for development and how the development should fit into those guidelines.
In 2020 the District completed a Housing Needs Assessment which identified two primary housing issues in Port Edward—lack of diversity in the housing stock and lack of affordable, rental housing. Port Edward’s homes are 79% single family and 24% need major repairs. Only 14% of the housing stock is rental housing and are generally classified as being of older stock, not atypical of the area.
The housing plans are designed to address some of the findings that the District explored as part of their recent housing Needs Assessment.
In the region, it is clear that a housing crisis is emerging with housing supply not keeping pace with housing demand, raising housing costs. Very few new homes are being built in the area and with the need for Port industries to attract new talent, much needs to be done to facilitate construction of new housing.

A copy of that Housing Needs Assessment is available from the District Office upon request for those indicating an interest in the housing development proposal.
There are some guidelines in place as part of the Bid Package for those who do submit an proposal to the District.
Towards consideration, the District has provided interested developers with a glimpse at how they plan to evaluate those proposals that they receive.
If all goes as planned, the District hopes to have all the Expression of Interest process complete by May of this year.
