West side of Prince Rupert dominates again as House assessments from BC Assessment in the mail. Online option available now.

to dominate the high end of assessments from BC Assessment

The annual roll out of BC Assessments on property across the province is underway, with the paper version of this years reviews on the way this week to mailboxes across the northwest.

Those who are interested in how the assessed value of their homes shapes up for 2023 however have probably already checked out the online version, with some surprises on the way for some and as social media notes over the last 24 hours suggest some curious assessments gaining notice as residents of Prince Rupert and area start to do some comparisons.

For Prince Rupert the 2023 listings are 14 percent higher than a year ago, the Average Assessment for the city set at $443,000 up from $389,000 one year ago.

Port Edward has also risen, the District is up by 11 percent, with this years Average Assessment $297,000 dollars, up from last year's $268,000.

The rest of the northwest brings a surprise atop, with Smithers holding the top spot for the region.

Smithers --- Up 14 percent -- $498,000  (2023) $438,000 (2022)
Terrace --- Up 5 percent -- $461,000 (2023) $439,000 (2022)
Kitimat --- Up 5 percent -- $345,000 (2023) $329,000 (2022)

Among the High end properties for Prince Rupert,  not surprisingly Graham Avenue, Atlin Avenue and Van Arsdol  are high atop the list, with a number of assessment listings over the 1 million dollar mark.

In total the area accounts for fifteen properties over the million mark: Graham counts seven above the million mark, Van Arsdol 4 and Atlin 4

West side areas with strong assessment values

Other areas featuring some of the higher end property assessments include:

A stretch of Summit Avenue overlooking the golf course and Fourth Avenue West also posted some strong assessment values.

The Edwards Avenue subdivision just off of Eleventh Avenue East has also seen some increased assessment values and six assessed properties now noted as above the 1 million dollar mark.

The Silversides area of the city also has trended high with 4 properties over the 1 million dollar assessed value mark

Other pockets of top end assessments include areas of Overlook, 4th Avenue East and Heron Road to name a few, though there are scattered spots of increases to be found in most neighbourhoods.

You can review the full scope of the 2023 assessment from a map provided as part of the BC Assessment online program, simply type in the address of a property in the area you have an interest in and then click on each adjacent property to see how things shape up from home to to home, street to street and area to area.

Property owners have until the end of this month to decide if they wish to appeal their assessed level for 2023.

  1. Will there be a follow up piece regarding industrial/commercial property assessments?

    Below are some examples that could lead people to question our provincial governments property assessment methodology on non residential properties in rural areas.

    Our hospital is assessed at $1,383,000 more than 2022. But 30+ acres of flat usable land next to Canada's third largest port is assessed at $253,000 more than 2022.

    This reader would love to hear BC Assessment's rationale behind that.
